Contemporary Retreat off One of London's Best Green Spaces

Project description

Holly Lodge Gardens is a transformative reworking of a 1920s interwar period suburban home, nestled in a conservation area, set within a private gated estate just off Hampstead Heath the planning process was complex, requiring several planning applications to deliver the full vision.

The project reimagines the home as a calm, contemporary retreat, balancing planning constraints with the client’s desire for openness, flexibility, and an enhanced connection to the garden.

At the heart of the new layout is a single-storey rear extension: a bright, open-plan kitchen and dining space that flows directly out to a landscaped garden via large sliding doors. The stepping of the extension allowed us to open-up the corners enhancing this connection to the outside. The light flooring colour has been used throughout; this continuity provides a sense of calmness and flow through the house, out across the terrace leading to the pool house.

Internally, the extension is designed as a sanctuary: light-filled, with a neutral palette. Mindful that large open spaces can sometimes feel too expansive we positioned a three-sided fireplace to help anchor the living spaces with a strong focal point.

Ancillary spaces are positioned around the central kitchen to maximise use and storage. A boot room has been located on the southern flank with access via a side passage, providing a secure place to store bicycles. Holly Lodge is designed with sports and activities in mind, making it the perfect home for those who lead an active lifestyle.

Along with the remodelled of the upper floor, the roof was completely rebuilt with a significant enlargement to accommodate a versatile guest suite complete with bathroom and crafting area, creating a multifaceted retreat that supports visiting family and quiet creative moments.

Material design

An interesting feature to this set of houses was the introduction of flat roofed white modernist rear wings as part of the original design. We applied this stylistic approach to the rear extension and pool house. The modern rendering system allowed us to wrap the house in warm insulation. At door level the render has deliberately been pushed back to give the extension a more sculptural quality. The dark door frames emphasise the openings and crispness of the extension.
